If you own a home in Hidalgo County, a light blue envelope is on its way, or it is already on your counter. The county mailed its 2026 consolidated tax statements last week.
Most people look at the total and pay it. I think the bill deserves two more minutes. So I pulled the 2026 rates, ran the math on a typical home, and listed what to check before you write the check.
Key Takeaways
- Bills are out: the Hidalgo County Tax Office said on October 28 that 2026 statements were mailed. This year's statements are light blue.
- The deadline shifts by a day: January 31, 2027, is a Sunday, so February 1 should be the last day to pay without penalty.
- The county rate fell a little: it went from $0.5750 to $0.5691 per $100 of value. On a $280,000 home, that is about $17 a year.
- McAllen owners pay two offices: the city bills its own tax, separate from the county statement.
- Check for your homestead: on a $280,000 McAllen home, the school exemption cuts about $1,370 a year.
When are 2026 Hidalgo County property taxes due?
Texas property taxes are due when you get the bill. The last day to pay without penalty is normally January 31. In 2027, that is a Sunday, so the date should move to Monday, February 1. Penalty and interest would start February 2. Last year's weekend deadline moved the same way.
That is how the City of McAllen's tax office explains a Sunday deadline too. The county had not posted a 2027 date when I wrote this, so call before you cut it close.
What is on your 2026 tax bill
Your bill is really several bills in one. Each taxing unit sets its own rate per $100 of value. Here are the 2026 rates I could confirm:
| Taxing unit | 2026 rate per $100 | Change |
|---|---|---|
| Hidalgo County | $0.5691 | Down from $0.5750 |
| South Texas College | $0.1620 | Same |
| Drainage District No. 1 | $0.1123 | Same as 2025 (posted for adoption) |
| South Texas ISD | $0.0492 | Same as 2025 (proposed rate) |
| City of McAllen | $0.448989 | Same |
| City of Edinburg | About $0.63 | Same |
| City of Pharr | $0.7676 | Proposed in August, same as 2025 |
| Edinburg CISD | $0.8556 | Set in August |
| PSJA ISD | $0.9825 | Adopted for 2026-27 |
| McAllen ISD | About $0.93 | District expected to hold this rate |
I left Mission out of this table. The city voted on its rate in September, but I could not confirm the final city or Mission CISD numbers. Your statement shows the real rate for your address.
Some homes have more lines. An emergency services district, a street light fee, or a PID can all show up on the bill. My guide to PIDs, MUDs, and HOAs explains each one.
Why McAllen homeowners get two bills
This one catches new owners. The county's consolidated statement has long covered most cities and school districts here. Past county lists include Mission, Edinburg, Pharr, and McAllen ISD. They do not include the City of McAllen.
The City of McAllen runs its own tax office. It mails its own bill, and it does not accept payments made out to the county. So a McAllen homeowner can pay the full county statement and still owe the city.
If you own in McAllen and have only one bill, look for the other one. The city office is at 311 N. 15th Street, and the number is 956-681-1330. Its site says to call if your bill has not come by December 31.
What a $280,000 home pays
I used $280,000 because it was the median sale price in my Hidalgo County sales analysis. I assumed a homestead exemption that takes $140,000 off the value for school taxes. I assumed no other exemptions and no PID or HOA.
- McAllen, McAllen ISD: about $4,990 a year, or $416 a month.
- Edinburg, Edinburg CISD: about $5,390 a year, or $449 a month.
- Pharr, PSJA ISD: about $5,960 a year, or $496 a month.
That is nearly $1,000 a year between two cities a short drive apart. Your bill will differ if your taxable value is not $280,000. It will also differ if a local taxing unit gives you an extra exemption.
Two homes at the same price can carry tax bills $80 a month apart, so compare the payment, not the list price.
Rates fell, but your bill may not
Hidalgo County commissioners cut the county rate by $0.0059 and called it a lower tax rate, which it is. On $280,000 of value, that saves about $17 a year.
Your bill depends on rate times value. If your appraised value went up this year, the higher value can erase a small rate cut. If you have a homestead, Texas limits how fast that value can rise for tax purposes: 10% a year in most cases.
Compare this year's value with last year's on your appraisal notice. The window to protest 2026 values has generally closed. It usually ends May 15, or 30 days after your notice was mailed.
Your next chance comes with the 2027 notice next spring. Save recent sales near you now. My guide on how to protest property taxes in Hidalgo County walks through the steps.
Check your bill for the homestead exemption
This is the most useful thing to look for. The Texas Tribune reported last month that hundreds of thousands of eligible Texas homeowners are not claiming the exemption.
School districts must take $140,000 off a homestead's value. Owners 65 or older, or with a qualifying disability, get another $60,000. On the $280,000 McAllen home, the $140,000 cuts about $1,370 a year in school taxes.
Your exemption should appear on the statement. If it does not, here is what to do:
- Look up your property on hidalgoad.org or call 956-381-8466.
- File the Texas homestead exemption application. There is no fee to file.
- Have your Texas driver's license or ID ready. It generally must match the home's address.
- Ask about a refund. Most eligible owners can apply up to two years after that year's taxes are paid.
The appraisal district has 90 days to decide, and it usually does not send an approval letter. Check your record online.
If you bought a home in 2026
First-year owners have a few extra things to watch:
- The bill covers the whole year. At closing, the seller normally credits you for the part of the year they owned the home. You still pay the full bill.
- The seller's exemption may still be on it. If the prior owner had a homestead, you generally apply next year. If they did not, apply now.
- New builds can jump. A home unfinished on January 1 may be taxed at a partial value this year. Next year's bill can be much higher, and your escrow payment can follow.
Are you buying now? Ask your lender to estimate taxes using your own exemption and the finished home's value. Then shop McAllen homes for sale or Edinburg homes for sale with that real payment in mind.
How to pay, and what late costs
If you have escrow: your lender usually pays. McAllen's tax office sends the bill to the lender and a copy to you. Do not pay it twice. Check your loan statement if you are not sure.
If you pay yourself: the county takes payment at hidalgocountytax.org by card or e-check. You can also pay cash or check at any Lone Star National Bank in the county. Bring your statement. Tax offices are open 8 a.m. to 4:30 p.m., and the main number is 956-318-2157.

Waiting gets expensive. February costs 7%, and July costs 18%. On a $5,000 bill, that is $350 to $900. A collection penalty of up to 20% can also be added starting in July.
If you are 65 or older or have a disability: ask about options before the deadline. The Texas Comptroller lists four-installment plans for homesteads, with the first payment due before the delinquency date. It also lists a tax deferral that builds 5% yearly interest. Certain disabled veterans qualify too. Your tax office can tell you what applies.
If you are selling soon
Unpaid taxes get settled at closing, so a sale does not get you out of them. If you sell after paying the 2026 bill, the 2027 taxes get split by the day. Buyers will look at your tax bill too. Have your homestead status and any PID details ready before you list.
Frequently Asked Questions
When are Hidalgo County property taxes due for 2026?
Taxes are due when you get the bill. January 31, 2027, is a Sunday, so the last day to pay without penalty should be Monday, February 1. Confirm that date with the tax office before you wait until the end.
Why did I get two property tax bills in McAllen?
The City of McAllen bills and collects its own property tax. Hidalgo County sends the consolidated statement for most other taxing units. You pay each one separately, and the McAllen tax office does not take payments made out to the county.
What happens if I pay my property taxes late in Texas?
In February, you owe 7% in penalty and interest. By July, it is 18%. A collection penalty of up to 20% can also be added. On a $5,000 bill, July costs about $900 before that collection penalty.
Can I still file a homestead exemption after I get my tax bill?
Yes, in most cases. Most eligible owners can apply up to two years after that year's taxes are paid, which can produce a refund. File with the Hidalgo County Appraisal District.
Does my mortgage company pay my property taxes?
If you have an escrow account, it usually does. The bill goes to your lender, and you may get a copy for your records. Check your loan statement, and call your lender if you are not sure.
