McAllen is the retail, medical and business hub of the Rio Grande Valley, a city of about 142,000 people (2020 census) known as the City of Palms. Buyers come here for the shopping and restaurants along Expressway 83 and 10th Street, short drives to Mission, Edinburg and Pharr, and one of the widest ranges of homes in the Valley, from starter homes to gated estates.

North McAllen is where most of the new construction is. Master-planned and newer subdivisions like the Tres Lagos neighborhoods and Falcon's Crossing offer modern floor plans, and some areas are served by Sharyland ISD or Edinburg CISD instead of McAllen ISD.
Central McAllen has established neighborhoods with mature trees and larger lots, close to the medical district, McAllen High and the 10th Street corridor. These areas are often where first-time buyers find value under $250,000.
South McAllen includes established neighborhoods and several gated communities, with easy access to Expressway 83 and the McAllen-Hidalgo International Bridge.
Most of McAllen is served by McAllen ISD. Parts of the city are zoned to Sharyland ISD, Valley View ISD, and smaller portions of Edinburg CISD, PSJA ISD and Hidalgo ISD. Because district lines don't follow city limits, always confirm the school assignment for a specific address before you make an offer.
Browse by district: McAllen ISD homes or Sharyland ISD homes. South Texas College has its main campus in McAllen.

McAllen packs a lot into a small footprint. Highlights include Quinta Mazatlan, a historic adobe estate and birding center; the International Museum of Art & Science; the McAllen Nature Center; and events at the McAllen Convention Center. La Plaza Mall and the Expressway 83 corridor are the region's main shopping destinations.
Getting around is easy: McAllen Miller International Airport is inside the city, and the Anzalduas and McAllen-Hidalgo international bridges connect to Reynosa. Golfers should see my guide to McAllen golf course homes, and if you're deciding between cities, read McAllen vs Mission vs Edinburg.
