Where Sharyland Is
Sharyland sits on the west side of McAllen and the east side of Mission, with Shary Road running north and south through the middle of it. The district also reaches into Alton to the north and parts of north and west McAllen. That puts most Sharyland homes within a short drive of McAllen's shopping and medical corridors on Expressway 83 while keeping a quieter, more residential feel.
Because the boundary follows the school district rather than city limits, two homes on the same road can be in different districts. Always confirm the school assignment for a specific address with Sharyland ISD before you make an offer. I check this on every home I show.

The school district is the main reason most buyers search for Sharyland by name. Sharyland ISD has about 14 campuses, including:

Two junior high schools and eight elementary schools
Sharyland Advanced Academic Academy, a 6th through 8th grade campus

A Little Sharyland History
A historic John H. Shary subdivision plat.
John H. Shary came to the Rio Grande Valley in 1912 and bought thousands of acres near Mission, land he named Sharyland. In 1915 he planted the first commercial citrus orchard in the Valley, and his groves eventually covered nearly 15,000 acres, earning him the title "Father of the Texas Citrus Industry." Shary was also president of the first board of trustees of the school district that still carries his name.
Decades later, the south end of the old Shary estate became Sharyland Plantation, a master-planned suburban development by the Hunt family's real estate company. That history is why you'll see "Shary" and "Sharyland" in so many subdivision names today.
Sharyland Neighborhoods to Know
Sharyland covers everything from established orchard-era neighborhoods to newer subdivisions. A few names you'll see often in the listings:
Sharyland Plantation Village (Valencia, Marbella and other phases): planned subdivisions in south Mission.
John H Shary and West Addition to Sharyland: established neighborhoods with larger, older lots.
Orchards at Shary Road, Canyon Gate and Trinity Grove at Cimarron: move-up homes in Mission.
Shary Estates, Santa Fe and Sharyland Woods: some of the more affordable options, many in Alton.
Saltillo at Bentsen Lake and Bentsen Heights: Sharyland ISD neighborhoods with a McAllen address.
Shary Municipal Golf Course in Mission is a local favorite, and the Shary Road and Expressway 83 corridors put shopping, restaurants and medical offices close by. The rest of Mission and McAllen is a short drive in either direction.
