Pharr sits right next to McAllen, and a lot of buyers drive through it without a second look. That is a mistake if price per square foot matters to you.
I pulled every single-family home for sale in Pharr on October 26, 2026, and compared it with McAllen, Mission, and Edinburg. I also checked the city tax rate, the school ratings, and the parks. Here is what living in Pharr, TX looks like right now, in numbers.
Key Takeaways
- Lower price per square foot: Pharr homes listed at about $140 per sq ft, compared with $164 to $173 in Mission, McAllen, and Edinburg.
- Most homes are under $300,000: 160 of the 197 homes for sale (81%) were listed at $300,000 or less.
- PSJA ISD earned an A: the district scored 90 in the 2026 Texas accountability ratings, up from a B in 2025.
- Steady city tax rate: Pharr proposed keeping its rate at $0.7676 per $100 of value for 2026, the same as 2025.
- A border trade city: the Pharr-Reynosa International Bridge is the top U.S. crossing for imported Mexican produce.
Is Pharr, TX a good place to live?
For buyers who want more house for the money near McAllen, Pharr is worth a close look. Homes for sale averaged about $241,000 and $140 per square foot in October 2026. The main school district, PSJA ISD, earned an A in 2026. The city borders McAllen, with I-2 and I-69C running through town.
Pharr at a glance
Pharr had 79,715 residents in the 2020 Census. The Census Bureau estimated 80,830 by July 2025. The city covers about 24 square miles in Hidalgo County.
The town dates to 1909. John C. Kelly and Henry N. Pharr, a Louisiana sugar planter, bought the land and built an irrigation system to farm it. Their Louisiana-Rio Grande Canal Company pumped river water to about 40,000 acres. The town took Pharr's name and incorporated in 1916.
Pharr calls itself the "Hub City" of the Valley. A 2007 Texas Senate resolution used the same name. It fits. Interstate 2 (U.S. 83) runs east and west through the city, and U.S. 281 and I-69C run north toward Edinburg.
What do homes cost in Pharr in 2026?
On October 26, 2026, there were 197 single-family homes for sale in Pharr on the MLS. That count includes homes under option. Here is what they looked like on average:
- Average list price: about $241,000
- Average size: about 1,713 square feet, with 3.2 bedrooms
- Average price per square foot: about $140
- Price range: $55,000 to $1.35 million
Now compare that with the cities next door on the same day:
- McAllen: 565 homes, average list price about $389,000, about $166 per sq ft
- Mission: 608 homes, about $348,000, about $164 per sq ft
- Edinburg: 681 homes, about $344,000, about $173 per sq ft
Pharr's price per square foot was about $27 lower than McAllen's. On a 1,700 square foot home, that gap works out to roughly $45,000. Part of that is age, since Pharr has many homes built in the 1970s and 1980s. Part of it is simply location and demand.
Right now, a dollar buys more square footage in Pharr than in McAllen, Mission, or Edinburg.

Homes by price range
In Pharr, a large share of homes still list under $200,000. Here is how the 197 homes broke down:
- $200,000 or less: 84 homes (43%). These averaged about $146,000 and 1,284 square feet. Many are older homes, with some smaller new builds mixed in.
- $200,000 to $300,000: 76 homes (39%). These averaged about $248,000 and 1,713 square feet.
- Over $300,000: 37 homes (19%). These averaged about $442,000 and 2,685 square feet.
If you are a first-time buyer, the under-$200,000 group is where to start. You can browse them on my Pharr homes under $200K page. Before you shop, read why you don't need 20% down to buy here.
New construction in Pharr
New homes are part of the mix too. Of the 197 homes for sale, 29 were built in 2025 or later. They averaged about $279,000 and $163 per square foot.
Some are infill builds on older city lots. Two new homes in the Pharr Original Townsite, near downtown, were each listed at $199,500. A small group of new units on Samara in Veterans Oaks listed from $170,000 to $175,000. Other new builds sit in subdivisions such as Sol Brilla and Las Arboledas.
New is not always the better deal, so compare carefully. My new construction vs. existing homes guide walks through the trade-offs. You can also see current new builds on the Pharr, San Juan and Alamo new construction page.
Schools in Pharr
Most of Pharr is in the Pharr-San Juan-Alamo Independent School District (PSJA ISD). Small parts of Pharr fall in Hidalgo ISD and Valley View ISD.
In the 2026 Texas Education Agency accountability ratings, PSJA ISD earned an A with a score of 90. That was up from a B (87) in 2025. The district reported that all 44 of its rated schools earned an A or B in 2026, with 27 earning an A.
Students in Hidalgo County can also apply to South Texas ISD magnet schools. School zoning follows the address, not the city name. Always confirm the campus for a specific home with the district before you make an offer.
Property taxes in Pharr
The City of Pharr's tax rate was $0.7676 per $100 of value in 2025. For 2026, the city proposed keeping the same rate. The no-new-revenue rate was $0.7495.
Here is what the city portion looks like on a $200,000 home, before any exemptions: about $1,535 a year. Your full bill also includes Hidalgo County, your school district, South Texas College, and the drainage district.
If you will live in the home, file for the Texas homestead exemption. It cuts your school taxes and can lower other parts of the bill. Some subdivisions also have HOA dues or other fees, so look those up too.
Parks, trails, and things to do
The City of Pharr runs 12 parks plus an aquatic center. Six of the parks have walking trails. Here are a few worth knowing:
- Pharr Aquatic Center (1000 S. Fir St.): an indoor and outdoor natatorium open year round for lap swimming. In June and July, the outdoor park adds a lazy river, slides, and a kiddie pool.
- Pharr/Vanguard Academy Nature and Birding Center (1025 S. Richmond Dr.): 8 acres with a walking trail, bird feeding station, amphitheater, and pavilion. It is open sunrise to sunset.
- Jones Box Park (1201 W. Rosa Ln.): a trail loop of almost a mile, three basketball courts, and two youth baseball fields.
- Memorial Park (501 W. Egly Ave.): picnic areas and a Veterans Memorial with five granite dedication slabs.
Two more city parks on Eldora Road are shared with schools. Both have trail loops of about 0.9 miles, but they close to the public during school hours.
The bridge and the local economy
The Pharr-Reynosa International Bridge is a big reason Pharr earns its "Hub City" name. FreightWaves has reported it is the top U.S. crossing for imported Mexican produce, handling more than 65% of it.
In 2024, the city started building a second span on the U.S. side. The project cost about $44 million. It is meant to double the bridge's capacity and cut wait times for trucks.
For homebuyers, the bridge means jobs in trucking, warehousing, customs brokerage, and produce. It also means heavy truck traffic on the south side of town. If you are looking at homes near the bridge routes, drive them at rush hour before you decide.
Does Pharr match your priorities?
Every buyer weighs things differently. Pharr makes the most sense if these are high on your list:
- Price per square foot: it was the lowest of the four cities I compared.
- A short drive to McAllen: the two cities share a border.
- Older homes with no HOA: many established Pharr neighborhoods have none.
- Access to the bridge and I-2: useful for work tied to trade or travel.
If you want a large master-planned community with a pool and lakes, McAllen or Mission may fit better. My McAllen vs Mission vs Edinburg comparison covers those three cities side by side.
