Before you look at a single house, look at three things: steady income, a manageable amount of monthly debt, and some savings for closing costs. You don't need all three to be perfect. You need to know where you stand so we can plan around it.
A good rule of thumb: if your rent is close to what a mortgage payment would be, you're probably closer to buying than you think.
There's no single magic number. The score you need depends on the loan:
Lenders can set their own stricter rules on top of these, so your real number comes from a lender, not a chart. If you're just under a cutoff, a few months of paying down card balances can save you thousands.
The 20% down “rule” is a myth. Most first-time buyers I work with in Hidalgo County put down somewhere between 0% and 5%.

USDA is a big deal here. Large parts of Hidalgo County are USDA-eligible, including much of Mission, the outskirts of Edinburg, and towns like Alton, Palmview and La Joya. If you can buy a little outside the McAllen core, zero down may be on the table.
Texas down payment assistance: TSAHC's Home Sweet Texas and Homes for Texas Heroes programs offer up to 5% of your loan amount toward your down payment and closing costs. Teachers, police, firefighters, EMS and veterans should ask about Homes for Texas Heroes.
This is your first real step, and it comes before house hunting. A lender reviews your credit, income, debt and savings together and tells you what you actually qualify for. Sellers in McAllen, Mission and Edinburg take pre-approved buyers more seriously, and you'll know your real budget before you fall for a house outside it.
If one lender says no, that doesn't mean you can't buy. Different lenders have different rules. I can connect you with local lenders who work well with first-time buyers and handle FHA, VA, USDA and TSAHC loans.
McAllen, Mission and Edinburg each feel different. McAllen is the retail and medical hub. Mission is family-friendly, growing fast and home to Sharyland ISD. Edinburg has UTRGV and newer master-planned communities. Your budget stretches differently in each one.
You'll also choose between new construction and a resale home. New builds come with modern layouts and builder warranties; resale homes often give you more space and established neighborhoods for the money.
When you find the one, I'll pull recent comparable sales so your offer is based on real numbers, not the list price. In today's RGV market, buyers often have room to negotiate on price, repairs, or seller-paid closing costs, which can cut what you bring to closing.
Once your offer is accepted, the clock starts: earnest money, the option period, and inspections all happen in the first days.
An inspection shows you what you're really buying, and in Texas the option period gives you time to negotiate repairs or walk away. The lender orders an appraisal to confirm the value. Then comes the final walk-through, signing at the title company, and your keys.

The most expensive first-time buyer mistakes happen before the house hunt even starts: shopping before pre-approval, opening new credit during the loan process, skipping the inspection, and stretching to the top of your approval amount. I wrote a full breakdown of what to watch for.
Most first-time buyers put down 0% to 5%. With FHA, that's 3.5% down, or $8,750 on a $250,000 home, plus closing costs. VA and USDA loans require no down payment, and sellers can sometimes cover part of your closing costs.
You can buy with a 580 score using an FHA loan with 3.5% down, or 500 to 579 with 10% down. Conventional loans start at 620 and USDA loans usually want around 640. Lenders may set higher minimums, so get your real number from a lender.
Yes. TSAHC offers up to 5% of your loan amount through its Home Sweet Texas and Homes for Texas Heroes programs. You apply through a participating lender, and income and credit requirements apply.
Yes, if you qualify for a VA loan as an eligible veteran or service member, or a USDA loan in an eligible area. Large parts of Hidalgo County are USDA-eligible, including much of Mission and the outskirts of Edinburg.
