How to Choose Where to Buy New

  • Lowest price: Weslaco, Donna and Mercedes have the lowest average price for new construction, and about 150 of their roughly 215 new listings are under $250,000. Pharr, San Juan and Alamo are next.
  • Most choices: Weslaco, Donna and Mercedes, Edinburg and McAllen each have about 180 to 215 new listings. In McAllen, many of the lower-priced ones are condos.
  • New single-family homes under $250,000: look at Edinburg subdivisions like Montreal Estates and Carmen Avila, and Alamo subdivisions like Media Luna.
  • Townhomes: Mission and McAllen have the most new townhome communities, such as Stablewood and Mar in Mission and Guerra and Georgetown Park in McAllen.
  • School districts: district lines don't follow city limits. Always confirm the school assignment for a specific address.

Tips for Buying New Construction in Hidalgo County

  • Bring your own agent. The builder's sales rep works for the builder. I'll negotiate price, upgrades and closing costs for you, and in many new-build sales the builder pays the buyer's agent, so ask about it up front. Many builders require your agent to be with you or registered on your first visit, so bring me along from the start.
  • Get an independent inspection. Even brand-new homes have issues. A pre-drywall inspection and a final inspection before closing catch problems while the builder can still fix them.
  • Get the warranty in writing. Coverage varies by builder: what's covered, for how long, and how to file a claim.
  • Budget for the full property tax bill. In Texas, a new home's first tax bill may be based only on the lot if the house wasn't finished on January 1. The next bill reflects the full value, so plan your escrow for it.
  • Compare builder incentives. Builders often offer closing-cost help or rate buydowns if you use their preferred lender. Compare that offer against an outside quote before you commit.
  • Ask about HOA dues and district fees. Some newer subdivisions have HOA dues or special district assessments that add to your monthly cost.
